Addresses this issue of the current example where the first build takes several minutes. This drives down the model downloading step to ~25s.

I also did a copy pass and tried to shorten explanation, especially the intro. I'd also like to do another pass in a next PR possibly combining UI / API into a single endpoint and replacing comfy run since it's flaky.
